Terms and Conditions for Schwarzwald-Quartier – Your Holiday Apartments in Baiersbronn

Dear guests,

We are delighted that you have chosen to stay at Schwarzwald-Quartier. To ensure your holiday is as pleasant and transparent as possible, please find our terms and conditions below. These apply to all three holiday apartments – "Hirschlein", "Tannenballett", and "Vogelnest". Please read them carefully. If you have any questions, we are always happy to help.

1. Booking and Conclusion of Contract

By submitting your booking request, you make a binding rental offer. The rental agreement becomes effective once you receive a written confirmation from us. With the booking, you accept these terms and conditions as well as the house rules. Rental to minors is not permitted.

2. Prices and Services

The agreed price refers to the rental of the apartment per night and for the specified number of guests. Included in the price are: – Electricity, water, and heating – Bed linen and towels – Wi-Fi access – Use of kitchen facilities and basic supplies: initial stock of consumables (e.g. toilet paper, dish soap)

3. Payment Terms

A deposit of 30% of the total amount is due within 5 days of receiving the booking confirmation. The remaining balance must be paid no later than 30 days before arrival. For short-term bookings (less than 5 days before arrival), the full amount is due immediately. Payment is accepted by bank transfer only. In case of delayed payment, we reserve the right to cancel the rental agreement and offer the apartment to someone else. In such cases, the deposit will not be refunded.

4. Cancellations by the Guest

Cancellations are possible at any time, but must be made in written form (e.g. by email). The following cancellation fees apply: – Up to 30 days before arrival: free of charge – 29 to 14 days before arrival: 50% of the total price – 13 to 7 days before arrival: 75% – Less than 7 days: 90% – No-show: 100% We recommend taking out travel cancellation insurance.

5. Cancellations by the Host

If unforeseen events (e.g. damage, force majeure) make it impossible to rent out the apartment, we reserve the right to cancel the contract. In such cases, any payments made will be fully refunded. Further claims are excluded.

6. Arrival and Departure

Your apartment will be available from 3:00 PM on the day of arrival. Access is provided via a key box – you will receive the details in advance. Please check out by 11:00 AM on the day of departure and leave the apartment in a swept-clean condition. This includes: – Washed dishes – Disposed rubbish – Emptied refrigerator

7. Use and House Rules

The apartment may only be used by the persons specified in the booking. A change of guests during the stay or subletting is not permitted. All apartments are non-smoking. Smoking is only allowed on the balcony (an ashtray is provided). Pets are not allowed, with the exception of assistance dogs by prior arrangement.

8. Duty of Care and Damages

Please treat the furnishings with care. If any damage or accident occurs, please inform us as soon as possible. The tenant is liable for all damages caused by themselves or their companions up to the amount of replacement or repair costs. Please check whether your personal liability insurance covers such damages.

9. Waste Separation and Water Disposal

Please separate waste into the provided bins (Garage No. 10): Paper / Yellow bag / Residual waste / Organic / Glass Always use bin liners and dispose of them sealed. No food waste, oils, or hygiene products may be disposed of in the sink, toilet, shower, or drains.

10. Liability

The host is not liable for guests’ personal belongings. Please ensure that all windows and doors are properly closed when leaving the apartment. We are not liable for any damage to devices resulting from Wi-Fi usage. Internet use is at the tenant’s own risk.

11. Wi-Fi Use

You will receive the Wi-Fi access details upon arrival. Use is free of charge but at your own risk. The tenant agrees to comply with applicable laws and not to access paid or illegal content or share login data with third parties.

12. Parking

Free parking spaces are available directly in front of the house. Parking spaces are not assigned.

13. Amenities & Extras

Your apartment is equipped with a Nespresso machine (incl. starter set of capsules), a French press, basic cooking supplies, and cleaning products. A vacuum cleaner is located in the hallway across from the elevator.

14. Quiet Hours

Please be considerate of other guests and neighbors. Quiet hours are from 10:00 PM to 6:00 AM. We also kindly ask for special consideration on Sundays and public holidays.

15. Keys and Access

Please keep your keys safe. If lost, a replacement of the locking system may be necessary – the costs will be borne by the tenant. In urgent cases, we reserve the right to access the apartment. In such cases, we will inform you in advance, if possible.

16. Written Form and Validity

By transferring the deposit, you accept our terms and house rules. Any changes or additions to the contract must be made in writing. Verbal agreements are not valid.

17. Severability Clause

Should any provision of these terms be invalid, the validity of the remaining provisions shall remain unaffected. The invalid clause will be replaced by one that is legally valid and economically equivalent.

18. Place of Jurisdiction

German law applies. Place of jurisdiction is the residence of the host.
